I am moving out of this lovely room, which will be available from 15th July. I am looking for someone to replace me on the tenancy and become a tenant directly with the landlord, subject to the usual referencing process.

The room is exceptionally spacious and benefits from its own private balcony with open views and a glimpse of Shoreditch Park. The park is just a 1-minute walk away, making it perfect for a morning run, a walk or simply relaxing outdoors. The room is fully furnished, including a sofa, and I can also provide a spare TV if needed.

The flat is conveniently located 10 minutes' walk from Old Street station, with bus routes 141, 76, 43 and 21 stopping right on the doorstep, making it easy to get around London.

You would be sharing the flat with two friendly female professionals who are tidy, considerate and respectful of each other's space. Both work from the office, so the flat is usually quiet during the day. They are looking for someone with a similar approach to shared living.
