Large double room in 2 Bedroom flat in Hoxton

*Looking for a flatmate for a 2 bedroom flat in Hoxton*

Flat Location:
The flat is set just off Hackney Road, 2 mins walk from shops, Haggerston Park and Columbia Road (flower market). It has parking (on a first come first served basis) and also has a bike shed at the back to keep pushbikes dry. There are lots of cafes, pubs and restaurants and a bus stop 2 mins walk away with buses (55 and 26) to Oxford St and Victoria, as well as buses (8, 388 and 394) about 6 mins walk away. Both Broadway Market and Brick Lane are an easy 10 to 15 mins wander as well.

Access:
The main door of the building on Hackney Road leads into a front courtyard and then there are several blocks of 6 flats within. The flat is on the first floor (about 16 steps up) with no lift.

Room Info:
The double room for rent is roughly 3m x 3m with inbuilt storage on one wall. It's bright and looks out towards the back of the building (south). The room comes with a double bed and mattress with under bed storage drawers. The shared space comprises of an open plan living room/kitchen and a bathroom.

The flatmate:
I'm 36, originally from Japan but grew up here. I'm female, gay and I shoot and edit video (mostly for online) as a job. I like sports and travel but also love a good cuddle on the sofa with my dog.
These days I play football a few times a week, which kinda offsets my love of eating and drinking.
At home, I'm fairly quiet and independent as I need to replenish my introverted energy, but also up for the occasional dog walk, coffee or pub hang.

Looking for:
Someone who is tidy and considerate and wants to have a nice chilled home environment. I work from a home office, so it’s important for me to have it neat and calm at home. For this reason, I’d really prefer to have someone who works a steady 9 to 5 elsewhere (not WFH). That said, my BIGGEST priority is to find someone who loves and wants to live with my dog.

Dog:
The flat comes with a 3 year old whippet/greyhound/collie mix, so really reeeally important you like dogs and want to be in his life. I'm mostly at home during the day, but like doing sociable or sporty things in the evenings, so I'm looking for someone who would enjoy spending time with my dog and helping me out with dog walking and sitting when I might have early/late days away. He's a bit of a cautious guy, but he's also very silly and playful when he gets to know you.

Costs:
The rent is £950pcm. This covers the rent, council tax, fibre optic broadband, gas, electricity and water. The flat belongs to my family and I manage any issues or repairs that might arise, as well as taking rent and managing the bills. A month's deposit is required upfront which I will keep and return to you on the day you move out.

IMPORTANT:
*No smokers and no drugs.
*Minimum age is 30 years old.
*No couples.
