The Room

1 bedroom for rent in Southbank in the County Hall apartments, available June 1st. Room is carpeted, 12m² (4 x 3.1) with 3m high ceilings, lots of natural light, and ample storage space. Room comes partially furnished with a double bed and mattress, double wardrobe, desk, and table lamp.

The Flat

The flat is composed of two bedrooms, a kitchen, and a bathroom (no living room), on the 3ʳᵈ floor. Kitchen includes a new washing machine/dryer, dishwasher, and all the necessary appliances, including dinnerware and cutlery. Bathroom contains a bathtub, plenty of counter space, and full-width mirror. Because of the lack of common area, the flat isn’t very ideal for more than 2 people except in small doses so that is something to consider. Otherwise it’s cozy, central, and very well taken care of. Stove and oven are both electric. Internet speed averages about 145 mbps.

Amenities:

Building has a courtyard, 24-hour porter’s lodge, and pending an induction session, access to the gym, pool, sauna, and steam room. There is a car park underground where you can also store your vehicle or bike if you have one.

**Accessibility**: The building has lifts, as well as ramps at certain entrances, but no power-access doors. The flat itself has no stairs inside it and is all one level.

Rent & Bills

The rent is £823 a month, not including bills, but this includes water and access to building amenities.

Typical bills come to about £200 a month on average per person, for a combined total of about £1030 per person per month. Bills include council tax (band F), internet, energy, and a cleaner.

We have an amazing landlord who has frozen the rent since the other tenant first moved here in August 2015 and always on hand to quickly attend to any issues that arise.

Deposit is £950 (Spareroom wouldn't let me put in this field properly).

The Location:

As the flat is located Southbank the location is well-connected and accessible via pretty much any part of the transit network. It’s a 5-minute walk to either Westminster or Waterloo. Bus connections are too numerous to list. Major grocery chains within walking distance include M&S, Iceland, Co-op, Sainsbury’s, and Tesco. Nearby landmarks within walking distance include the London Eye, Palace of Westminster, Lambeth Palace, National Theatre, BFI, MI6, Whitehall, St. James’s Park, Westminster Abbey, and of course, the most famous London site of them all: Shrek’s Adventure.

About me:

I’m a gay-Canadian-vegetarian-librarian who is equally comfortable spending a night in or going out for a drink (…or two). I’m an avid reader (always feel free to borrow a book, I have acquired too many), swimmer, and hiker. I’ve been living in London since February 2023, and have been in the flat since June 2023. I keep a pretty standard 9 to 5 schedule, mainly in-office at the moment, and am normally out socializing on the weekends or travelling.

Ideal Flatmate

Ideally you’ll be someone who doesn’t work from home full time (hybrid is a-okay though) and who can help look after the space. You’ll be mainly looking for a central location to call home-base, but also to call home for the near future. Ideally looking for a friend if possible - someone who is down to grab a drink or take a walk or hit up a museum, who wants to catch up every once in a while (but who can also respect when we need a little quiet-time and privacy).

Big bonus if you’re vegetarian/pescatarian/vegan. Not suited for a couple. No pets unfortunately :( You will also need to be verified by the letting agent, Frank Harris Ltd. (standard reference / credit check, tenancy deposit protection scheme and signing of the contract) I don’t recall this being too strenuous, we’d walk through it together.
