I am looking for a tenant to replace me in a charming two-bedroom flat just a 3-minute walk from Finchley Road station and a 20-minute walk from Hampstead Heath. I’m relocating from London, but my contract runs until the end of July, so I’m seeking someone to take over my lease starting as soon as possible. I can move out at your convenience.

The room is furnished with a double bed, desk, and closet, offering everything you need for a comfortable stay. It comes with a semi-private bathroom: the toilet is shared with the other tenant, but the bath and shower area are for your exclusive use. The room faces the courtyard side of the building, making it peaceful, and it offers lovely sunrise views.

The flat is currently shared with a 23-year-old female tenant who works in fashion. She would prefer to share the space with another female tenant.

Please note that the agency has specific financial requirements:

Students: A guarantor is required, or you must pay 4 months’ rent upfront.
Professionals: If your monthly income is below £1,800 or your employment history is shorter than 3 months, upfront payment will also be necessary.
Additional Costs to Consider:

Bills, including WiFi: approximately £80 per month per person.
Council tax (bond D): approximately £200 per month per person.
