Double room in homely 2 bed flat with garden!

Hi there,

As I'm leaving the UK to travel, my double room right in the middle of the Stockwell/Clapham/Battersea Park area will be available from 6 December (slightly flexible, can be discussed). The room is in a 2 bed flat, meaning you will only have to share the house/bathroom/kitchen etc. with my flatmate Rory. Rory is actually also looking to move abroad in January, which means you would be able to find a new flatmate of your choosing after about a month or two (could be ideal for 2 friends who are looking for a flat together).

I have lived in this house for nearly 4 years and have absolutely adored it. The room is spacious with a very high ceiling and big window facing the garden. The flat is very spacious with a separate living room, kitchen, bathroom and toilet. There is also plenty of space to store a bicycle inside, if you'd like. The crown jewel of the house, though, is the lovely L-shaped garden, which wraps around the house and is perfect for hanging out, summer barbecues & drying your laundry.

Your name would replace mine on the contract, which runs
until the end of March, with the opportunity to then sign on for another year. The flat is rented through an agency which means you'll have to complete a referencing check (I personally used a guarantor as I moved here without a job in place) but it also means any maintenance issues are always handled super quickly. Bills usually come to about £140 due to the Wandsworth council tax being pretty steep, but could be cheaper if a student moves in.

I'm looking to leave my furniture (bed, mattress, wardrobe, chest of drawers) in the room for a small price, which can be discussed. As Rory works in a Michelin starred restaurant (and occasionally brings home leftover desserts!) the living room is always free to use if you work from home.

The location of the flat is great & super central, with overground station Wandsworth Road just around the corner, Stockwell station (Victoria & Northern line) a 15 min walk away and plenty of buses to take you into central London. Battersea Park (THE best park in town) is just a 15 min walk away, as is Clapham North, and you can cycle to Brixton in under 10 mins.

I've attempted to take some representative pictures of the flat, but we would be happy for you to drop by for a viewing and to meet Rory. We're looking to organise these from next week.
