Hey potential housemate,

About the room and pricing :
- A good size en suite room in a shared house.
- £1265 PCM, All bills are included in the rent. You will be on a 2 month rolling contract.
- 1st November move in date

About the house:
- Located in a quiet neighbourhood and has a park nearby nice for walks, and close to Wimbledon high street which has many decent restaurants, shops and gyms.
- Well connected for transport - 2 mins from Northern line and bus stop, also 10 mins from overground rail.
- You'll be living with 2 girls and 1 guy. We're all professionals who work 9-5 in the office with the occasional WFH day. We get on really well but also do our own thing mostly. I’m leaving the house due to taking a job abroad, wouldn’t be going otherwise!

New tenant:
- We're looking for a suitable replacement who will be a good fit for the house socially, and is also clean, tidy and considerate to others.
- Must be in full time employment, no couples or friends sharing the room.
- Subject to referencing process and will be required to pay 1 weeks rent to reserve the room which would then be credited to the first months rent once complete
- Will be required to make a one-off contribution to Council Tax of £150 upon signing of the contract.
- Deposit is 1 months rent which is given back as free last month.
