Bills are an additional £140 per month per room (currently updating bills)

Hello, we are two friends looking for someone to fill the third bedroom in our house from the 4th July

ABOUT THE HOUSE:
The house is an end of terrace period property and is a 5-7 minute walk from South Wimbledon tube station (which is on the Northern line). It is also in close proximity to Wimbledon and Tooting which have an array of shops, bars and restaurants. Morden Hall Park, Wimbledon Common and Richmond Park are close by, but it’s also just a 20 minute tube journey into central London.

The house has a shared modern kitchen and living room as well as downstairs toilet and full bathroom with a shower over the bath upstairs. The kitchen comes equipped with a washer dryer, dishwasher, oven and fridge/freezer.

The bedroom is a small double, with double glazed windows and a view out into the garden so it is very light. With creative use of the space you can fit a decent sized chest of drawers and hooks for your clothes.

PLEASE NOTE: the property only comes furnished downstairs, so the bedroom is empty for you to furnish as you wish.

The house has double glazing throughout and a modern gas boiler. There is also a large wrap around garden with furniture, and the landlady pays for a gardener to come and tend to this.

ABOUT US:
Ours names are Molly and Meghan and we are both working professionals in late 20s / early 30s. I Molly works as a publicist in the city and Meghan a charity fundraiser. We both work from home approx. 2 days a week.

We would love to live with someone that enjoys socialising together in the shared spaces, but equally respects our own time in our rooms. We think of the house as a home so want someone who would view the house likewise- we have no issues with your friends/family/partner coming around/visiting, as ours occasionally do the same. We are ultimately looking for someone that will potentially become a friend and not just someone who we live with.

We both have busy lives but enjoy house activities such as pub quizzes and cinema trips. Most weekday evenings we can be found watching TV and films from thought-provoking to trashy - a love of reality TV (MAFS, the Traitors and Below Deck especially) is a must. Meghan particularly enjoys fitness and outdoor activities and Molly is passionate about live music and true crimes documentaries.

BORING BIT:
The landlady uses a online agency for referencing checks which is £160. This will go towards the first months rent if checks are passed. The deposit is £690 per person and a month’s rent will then be due on the first day of the new contract which will be July 4th. Council tax band D (Merton).
