Large double room in mostly vacant flat

Hello, we are moving to Edinburgh and renting out the main bedroom in our garden flat in Wimbledon.

The flat has 2 bedrooms - main bedroom and an office. It also has a very nice garden that is sunny all day in the summer with outdoor furniture. When we are not staying over in the office bedroom you are free to use the space.

The flat will almost always be empty and the main reason we are renting it as spareroom is so we don't have to move out all our things away. We might occasionally stay over however that would be communicated in advance. We also have a friendly doodle dog that may occasionally stay over so only pet friendly people are welcome.

The move was very sudden and we didn't intend this to be a rent out properly so we are looking for someone clean, respectful and chill. This place is not suitable for parties.

Otherwise we are a couple 29 and 36. We are easy going and would be great to find someone we get on with as will occasionally share the space.

The bills would not be included but we can discuss how it works in practice if we are staying over etc if you are interested.
