THE ROOM
A proper double in a freshly refurbished house — everything new, nothing tired. Built-in wardrobe, extra drawers, ethernet and a TV point already in. Furnished or bare, your choice.

THE HOUSE
Open-plan kitchen and living area, all appliances, decent cupboard space. Newly done bathroom. The real draw is the west-facing private patio — catches sun morning and evening, which in London is rarer than it should be. Good for an after-work glass of wine, a book, or just getting away from your screen.

LOCATION
South Wimbledon (Northern line) is five minutes on foot. Wimbledon itself — District line, National Rail, Centre Court — is ten. Tesco and Sainsbury's are nearby.

YOUR HOUSEMATE
I'm a contractor, so I work from home most days and occasionally escape to a coffee shop when the walls close in. I cook, I'm tidy, and I like a post-work chat or garden sit as much as I like an evening to myself. Not a party house. More likely to have a gin and a good podcast going, although it would be nice to have someone who might want to. pop to the cheese and wine place across the way occasionally.

I've shared with women for most of my adult life and prefer to keep it that way — genuinely easier dynamic, in my experience.
