Hello! I am moving out of my flat share in the wonderful Southfields to go travelling later this year and so with mixed emotions, I am advertising a room and of course the opportunity to live with two fabulous flatmates, Chloe and Nashree 😊

📍 THE AREA
- Southfields is super safe and easy going with a 24/7 shop/post office and pub up the road, nice restaurants, great independent & charity shops and even a Gail's for iced coffee
- Wimbledon Park is less than 10 minutes away which is great for morning walks
- Sainsbury’s Local, Tesco Express & M&S Food Hall are a 5 minute walk away, with Sainsbury’s & Waitrose superstores a 20 minute walk away
- Of course during Wimbledon, Southfields is the place to be! you can take a 20 min walk down the road to watch tennis after work

🏡THE FLAT
- The flat is set over 2 floors (floor 1 and 2 of a house)
- 2 bedrooms are upstairs and the living room/kitchen and 3rd room are downstairs
- Your bedroom will be downstairs and includes a double bed, triple wardrobe and Kallax 8-cube unit (all other furniture is mine and will be removed)
- There are 2 bathrooms which makes getting ready in the morning easy
- There’s also a small garden and shed storage out the front

🚇 TRANSPORT
- 3 minute walk to Southfields tube station for the district line
- 4 minute walk to the N87 night bus and buses to Clapham Junction
- 15 minute walk to Earlsfield train station
- Less than 45 minute tube journey into central London

🥰 YOUR FLATMATES
- Chloe (31) works in healthcare market research and loves keeping fit, playing sports and trying out the latest brunch or dinner spot
- Nashree (27) [INSERT NASHREE SENTENCE]
- Both generally work 9-5, with 3-4 days a week from home
- Chloe has lived in the flat for 3.5 years and Nashree moved in last October
- We all lead busy lives but love having a chilled flat to come back to and watching a crap film or tv series in the evening. We all have our own lives and space but also like to hang out and do park runs / brunches etc and are looking for someone who wants to create a home not just rent a room 😊

📌 THE DETAILS
- Rent is a steal for the area at £989 per month (fixed for the next year) with a deposit of £923 which will be payable to the outgoing tenant
- Bills are not included and are split equally between us, amounting to approx £89 each per month (thanks to Wandsworth council tax!) including gas, electricity, TV license, water, broadband and council tax
- We rent from a landlord via Ellison's estate agent and pay rent for the month ahead on the last day of the month
- The estate agent requires referencing (super simple and I will pay the fee) and require full-time, permanent employment earning over £27k
- We are looking for someone to take over the tenancy from 16th October
