Single furnished room in modern, clean house.

I have a modern, spacious and clean house. The room you'd be renting is fully furnished, has bamboo flooring, underfloor heating and its own thermostat.

Included in the rent are broadband internet, tv, t. v. licence and council tax. Not included are electric and water bills. There is no gas to the house.

This is important. My house has been designed with sustainable living in mind. It has geo-thermal energy, solar panels, led lighting, high insulation and rainwater harvesting. So I'm looking for someone who will enter in to the spirit of the house and be conscientious with regards to recycling, electric and water usage. This doesn't mean extreme levels hardship, it just means things like having showers not baths, switching lights off when not in use, not filling up a kettle for a cup of tea, not leaving things on standby, not complaining that the house is cold while just wearing a vest.

Electricity bills are cheap dues to my solar panels - ranging from £5 per month each in the summer 25 per month each in the winter. Water is also cheap due to my rainwater harvesting - should be no more that £5 per month each.

What is also important is that I'm not one for prejudiced people - so xenophobes, homophobes, religious fanatics, racists, immigrant haters etc will not get on with me.

You will be sharing a bathroom with one other lodger. It is very important this is kept clean to avoid arguments. Also to avoid arguments, the kitchen is kept clean and clutter free.

I'm sorry but no night-shift workers please. This working pattern does not suit the layout of the house and the way it is lived in.

I have only have space on my drive for one car, where mine normally is, but parking is free on my road.

There is a garden that someday will be great, however it is overgrown a bit at the moment.

One other thing, I have lived with someone who constantly came home drunk and very loud, demanding to tell me the joke he heard that night or become the audience for one of his football songs. I like jokes and football but, I'm sorry, but I can't take that again. This is not a party house, but quiet and,, I hope, friendly.

Southgate and oakwood tube stations are a 10-15min walk. There is the 121 bus stop at the end of my road and also a night bus that goes from Trafalgar square. Cycling to the city takes about 45mins. Just over 4 miles to Junction 24 of the M25.

I don't care of what nationality you are but a good grasp of english will help with getting on. Due to all sorts of legal things now days I shall be asking to see your passport or visa.

Myself - I am the owner. I have two lodgers so I can concentrate on writing projects. So hopefully I am disciplined and working in my room a lot. However, I'd like to think this doesn't cause me to be distant and am usually up for a chat.

The other lodger is a man of 25yrs. He's very courteous, considerate and friendly.

I would like it if the person who comes decides to live here is the kind of person who will at least say hello whenever paths meets. A previous lodger didn't say hello to me and hid in her room, it felt weird.

Should you come to view my home and want the room, I'm sorry but I won't be giving you an answer there and then, will be sleeping on it no matter how happy I am with you.
