The flat: it's a duplex flat split over the first and second floors of a recently built block.. There is a large communal living / kitchen / dining room on the second floor and a balcony, with ample space for outdoor dining and relaxing. It's nice and quiet, set back away from the main road towards the back of the block.
Your room: it's a large double bedroom on the first floor. It's got a very large floor to ceiling window so gets great natural light during the daytime, with high quality John Lewis blackout curtains which ensure the room is properly dark at night and in the mornings - really important if you need your sleep! The window looks out on to a small garden on a quiet residential street. You'll also have exclusive use of a nice shower room with a "walk in" type shower, toilet and sink, also on the first floor. With the exception of a shared-use hallway entrance area (I'll need that to get upstairs!), these are the only rooms on the first floor of the flat and you’ll effectively have the first floor to yourself.
Furnishings: you'll have a superking size bed with a very comfortable high quality Tempur memory foam mattress and underbed storage space. The picture is of a large IKEA wardrobe but I’m getting it replaced with a fitted wardrobe that’s still loads of space but looks nicer! (Getting installed mid Dec which is why there’s no picture!) Despite the size of the wardrobe and the bed there is still a lot of space left in the room. There’s a desk and chair in there if you want to wfh but you can also get rid of them if you want.
Flatmate: You’d be sharing with an easygoing professional female. I'm often out with friends or doing various hobbies, particularly during the week. But I'm more than happy to share a bottle of wine and watch Netflix or grab food and/or drinks at one of the many bars and restaurants in the area. I'm looking for someone who's sociable and friendly, but of course respects my privacy. I don’t like to wfh so I’m in the office every day.
The block: It's a newly built (2015) of flats with a beautiful communal roof garden with views of the Shard. There is a concierge there 12 hours a day to take deliveries. There is a communal bicycle store in the basement. The neighbours are nice! There is also a lovely and barely used communal roof terrace on the sixth floor.
Transport:: The transport links are superb - Waterloo is less than 10 minutes walk, Southwark tube is 2 minutes' walk away, there are loads of bike stations, and there is a bus stop literally outside the front of the building. But, if you are able, you're likely to find yourself walking a lot as the City, Westminster, and the West End are all easily reachable within 15 or 20 minutes or so. They’ve also built lots of new cycle lanes which means you can cycle most places in central London on quiet roads.
The area: Blackfriars Road is best described a grand tree-lined boulevard, which despite its size does not seem to get as much traffic as many other main roads in London. The Old Vic, Young Vic theatres are very near and the flat is about 10 minutes walk from the Tate Modern and the South Bank. There are loads of great restaurants and bars within a few minutes' walk with a wide range of cuisines and prices.
The deal: all bills including broadband, council tax etc are included. **Weekly professional cleaning of the whole flat including your room (if you want it) is also included in the price**.
