Sublet in spacious flat in Stamford Hill

This is a shared flat with two kitchens and a big living room, the room comes fully furnished and I'm leaving my 24" 4K monitor to whoever takes the room. The flat is LGBTQ+ friendly, and mixed with both students and workers. Everyone's doing something art related so it would be cool if the person taking it was interested in living in a creative environment, but not a must.

Important to know, is that your name will be on the contract and the bills are split with the rest of the flat. The agency requires a deposit of 720£, and rent is 585£ a month. With the bills its usually not more than 630£. The agency might require you to have a guarantor, so just in case it's important to have someone who can do it.

We're doing a tenancy swap, but the contract is being renewed in december for another year. But the agency is always very lenient with tenancy swaps so in case you don't want to stay a whole year you can always find someone to take the rest of the contract for you.

I'll need to find someone to take the room from the 1st of December.
