Description
Hey! I'm moving to Edinburgh with my boyfriend, so we’ll have a spare double room available in our lovely 3-bed flat in E1!
The Room
The bedroom is south-facing and overlooks the picturesque Arbour Square community garden, making it super peaceful at night. It’s spacious and comes partly furnished with a double bed, desk, mattress, and chest of drawers. There’s also the option to buy an Ikea Kallax system and heavy-duty clothing rail off me (purchased April this year).
The Flat
We’re in a 3-bedroom, 2-bathroom flat with a separate kitchen and living area. There’s a narrow balcony running along the south side, overlooking the square which is a real sun trap when the weather’s good!
The building has a classic art deco exterior, owned by Tower Hamlets council, and we’re on the first floor. It’s mainly families and young sharers here, very quiet, and you honestly forget you’re in central-east London.
The kitchen has all the usual appliances, large fridge-freezer, washing machine, dishwasher, microwave, plus all the cookware, dinnerware, and glasses you could need. There’s also a large walk-in pantry that we share, and we organise a monthly shop for household supplies (toilet roll, cleaning stuff etc.) which we split evenly.
The main bathroom was fully refurbished before we moved in (April) with a bath, shower, toilet and sink. There’s also a separate shower room with an extra toilet and sink - so no bathroom queues in the morning!
We take turns cleaning communal areas at the weekend; your turn would come up once every three weeks. It usually takes 30-45 minutes, nothing heavy-duty, just general upkeep (headphones in, quick tidy vibe).
We rent privately through OpenRent, the landlords only own this property, so they're really proactive and helpful.
The Housemates
Sam (M, 25) works in politics, and Silvia (F, 25) works in finance. I’m Louisa (F, 30), working in fashion tech, I met Sam through SpareRoom and have been living together for nearly 18 months, and Silvia joined us (also from SpareRoom) in early September. Sam’s in Parliament four days a week bar Friday, and Silvia is in the office everyday.
They're both early risers (up around 6-7am) so ideally looking for someone with a similar routine. There's no dedicated WFH area, so we mostly work in our rooms, with the occasional work-from-sofa moment during quieter spells. Outside of work, they're both into running, fitness (gym/CrossFit), and a solid pub sesh now and then.
It’s a pretty chilled flat, we socialise together occasionally (Taskmaster episodes, pub trips), but it’s mainly a calm space to decompress after busy work days. No loud music or parties - we respect each other’s space and are looking for someone on the same wavelength.
Our Ideal New Housemate
Someone with a typical 9-5/6 routine who’s happy to relax after work and treat the flat as a home. Age range ideally 24-30ish but flexible for the right person!
Non-Negotiables (sorry!)
No students, pets or couples.
References required (last 3 payslips, proof of work, previous landlord), plus proof of affordability for the landlord (ideally you should be earning 30k a year, unless you can prove affordability by other means to the landlord).
Travel & Amenities
We’re perfectly located between Limehouse DLR and Stepney Green tube, about a 10-minute walk to each, so Bank and Canary Wharf are just two stops away and Central London is an easy trip.
Whitechapel (20 mins walk) has a massive Sainsbury’s, or there’s a smaller Sainsbury’s just 5 minutes away on Commercial Road for quick shops.
Rent & Bills
Rent: £940 pcm paid on the 11th of every month
Deposit: £950 (you will buy me out of my deposit scheme, and the landlord will set you up with a new one with your name on)
Bills: £118 currently fixed (covers British Gas & Electric, Water, Council Tax Band C, and Community Fibre broadband).
The 12 month contract ends mid-April 2026, so you would have the option to renew again.
I plan to move out morning of Friday 14th November, I will have paid November's rent in full on the 11th to the landlord; so your costs for the first month would be £814 for the rent, and and £950 for the deposit. Then from the 11th December you will pay £940 a month for rent.
