Double room in flat with private garden

I am renting out the 2nd bedroom in my flat which I've been in for a year.

It's a split level flat with bedrooms and bathroom on the ground floor and then kitchen, sitting room and garden in the lower ground floor. The flat is on the main road but is set back with the bedroom looking out at the garden which keeps noise to a minimum and means the room is nice and bright.

The room includes a wardrobe, bed and under bed storage and a built in storage cupboard.

I'd like the flat to be a friendly and relaxed place for us both and to be able to get to know you as a flatmate.

I work in a fairly busy job with a mix of being at home and in the office and enjoy my downtime, including pretending I know what I'm doing in the garden and being with friends.

I am looking for a non smoker who won't smoke in the flat or garden. I'd also prefer someone who isn't working permanently from home. The room does not currently have a desk in it.

The flat is about a 10 minute walk from Stockwell and Nine Elms tubes and a 12-15 minute walk to both Oval and Vauxhall, with Vauxhall Park not far away.

It's virtually opposite a great pub and close to nice restaurants plus big supermarkets nearby.
