Hi there,

We're looking for a third flat mate to join us in our spacious flat in a Victorian (or Georgian?) terraced townhouse in Stockwell. Our housemate is moving out at the end of January - his current contract officially ends 23 Jan 2025 but you might be able to move in a bit earlier.

## The room
The room is on the first floor of the house (facing towards a quiet street) and comes with a double bed including mattress, mirror and a large chest of drawers (see attached photos).

## The rent
The flat is owned by a private live-out landlady. Bills and council tax amount to roughly £150 per month.

## The flat/house
The flat has a spacious shared kitchen/living room area and a beautiful garden with plenty of space for your horticultural projects if you're that way inclined. Two bathrooms (one upstairs and a smaller one downstairs), a washing machine, dryer and dish washer.

## The neighbourhood
The house is located a few minutes away from Stockwell station and Nine Elms (walking), with quick transport links to central London (Victoria/Northern line). There are a couple pubs in close walking distance. If you're not satisfied with the selection in the immediate neighbourhood, Brixton with its range of clubs and pubs is only a 20 minute walk or a 5 minute tube ride away. There is a coop, a big Sainsbury's in Nine Elms and corner shops in close proximity of the flat. The neighbourhood itself is nicknamed "Little Portugal", so expect plenty of Portuguese cafes and restaurants. The delicious custard tarts that you can buy from Portuguese cafes taste best when enjoyed in one of the nearby parks. Overall a great area, quiet and with a lot of amenities.

## The housemates
You would be living with a couple - Felix (he/him) and Monique (she/her). We are both young professionals in our late twenties. Monique works in Public Affairs and Felix works as a Software Engineer. We both work busy day jobs (mostly from home) and thus keep it quiet during the week but do sometimes have friends over at the weekend. With the previous flat mate, because of busy schedules and hobbies, we lived largely separate lives but did very much enjoy a catch-up in the kitchen.

## You
The last housemate was a man but we are open to any gender. Someone with a similar lifestyle and age might fit in best but as long as you're easy-going, tidy and considerate, there shouldn't be any problem. You should be fine living with a couple. Also note that both of us have hobbies (music and sewing/knitting) that we like to practice at home and that you should be able to tolerate in the common spaces sometimes.
