Hi! We are a LGBTQ+ friendly mixed-gender 3-bedroom flat in South London :). Our former flatmate is moving back to France at the end of August, so to continue the tenancy we are looking for a professional to sublet their room from September 4th until at least February (6 months+).

The room is a furnished double-bed at £960 pcm excluding bills which can vary from £100-£140 per month depending on the season (Council tax + Electricity + heating + internet + water). The room also comes with a very large storage unit.

The flat is on the 3rd floor and spread across 3 levels with a living room separate from the kitchen, a rooftop terrace overlooking London, 2 toilets and a bathtub. Unfortunately it is a stair-access only flat so is not suitable for wheelchair users. The closest overground station is a 15 minute walk, or 20 minutes for the underground.

A bit about us:
I (Joelle) am a 23 year old woman working as an engineer but during the evenings you can find me making art, cooking or sleeping on the sofa lmao.

Ian is a 25 year old man working as a Structural Engineer. When he’s not talking about architecture and photography, you’ll find him diving into a good book, watching films and TV shows, or listening to music.

We met each other through spareroom and became friends after living together for almost a year, and it’s great because we can chat in the evenings after work but also respect each other’s space when we need it. We both enjoy cooking foods from our respective cultures so the kitchen will always smell delicious and interesting! We don’t want any parties in the flat, but are happy with small social gatherings so long as visitors are respectful and chill 😎. We have a weekly cleaning rota as well as we really enjoy living in a clean space that we all look after regularly.

What type of person we are looking for:
A clean and respectful professional that doesn’t smoke, has no pets (unfortunately), and is in the age range of 23-28.
You would need to show us proof that you have the right to rent and have an income that can cover the rent and bills.
Students are also welcome but please be aware that we would need you to contribute to the council tax.

The Council tax is valued at band E - Lambeth btw!

If we are a good fit for you and vice versa then the security deposit is £1,192.30 which you would need to pay in addition to the 1st month of rent, but we can discuss more details when the time comes.
