Price
The total estimated amount you will be paying is £1475/month/pp. This includes council tax.
The core rent is £1,315. This includes ground rent and service charge.
Regarding the utility bills, you pay what you use. This is expected to be £85/month. This includes fast internet with a 500Mb Fibre Connection (£15), electricity (£30), gas (£20), water (£20) and heating.
I have council tax already set up, so you don't need to pay it seperately.
The bills are all already set up. So the plan is that you pay £1475 (£1315+£75+£85) in advance of every month. Once the actual usage of the utilities are released, you will get a refund or pay the difference. This is typically after 6 months, when the water bill is released.
If you do not need to pay council tax then I can remove this (£75/m/pp).
There are no hidden fees that I can think of. There is no cleaner, receptionist or security guard.

The existing flatmate is a 29-year Italian male working in marketing for video games. He is polite, clean, considerate, and respectful. We hope to find the same traits in the new flatmate.

The flat is a 5-10 minute walk to Stockwell station (Northern/Victoria lines). The flat is 2min walk from a local park (Slade Gardens). Several supermarkets are within a 5-minute walking distance, with a Tesco superstore in Brixton. Brixton is a 10-minute walk and has a wide range of options for entertainment, food, and drinks.. There is a Santander bicycle stand only 2mins from the flat and a large GymGroup within a 10min walk (which is only £25/month and does not require a contract).
