What is included in the rent:

• Situated minutes walk away from Stoke Newington High Street and Church Street, 7 minutes walk away from Rectory Road overground station and 9 minutes walk away from Stoke Newington overground station. Very close to Stoke Newington Common and Clissold Park.

• Living with two flatmates (one male and one female). We are both professionals (a solicitor and an account manager), looking for a friendly housemate who would be up for socializing occasionally (e. g. pub, dinner parties, barbecues / pizza oven parties, dining in / watching TV etc.) but we are also happy to allow you to enjoy your own space.

What is not included in the rent:

• Council tax, electricity / gas, water, broadband internet and a cleaner who cleans the full flat once a fortnight. Whilst in the current climate electricity / gas bills can vary significantly, the total of all these bills per flatmate are usually around £150-225 per month (depending on winter / summer season and electricity / gas prices). Splitwise used to share bills between housemates and receipts provided for full transparency.

• A one-off tenant referencing fee of £24 (run by Vorensys / SpareRoom)
