I’m looking for someone to take over my flatmate’s room come September. Myself and my other flatmate are both working professionals in our mid-20s and we’re looking for a third female flatmate to take over the room in our lovely home here in Stratford.

We love to read, bake, travel and overall have a good time! We enjoy socialising but also understand how important it is to have your own space. We also really prioritise cleanliness and hygiene and are looking for someone with similar habits :)

The flat has a 24-hour concierge and parking. We have an app that helps you log any maintenance issues immediately and from experience, they have always been prompt!

The building is about an 8 - 10 minute walk to the high street, the main station and Westfield. The transport links are amazing with the Elizabeth, Jubilee and Central lines, not to mention DLR and Overground! I work in central and it has never been an issue for me to get into work.

There is a gym directly next to the flat - Anytime Fitness - and as a resident, you are entitled to the membership discount. We have a Tesco Express across the flat, a Sainsbury's, Lidl, Loon Fung, Savers, Argos, Wilko and a lot more. They also recently opened up a bouldering gym - City Bouldering - down the road from us as well!

Please be aware that the price advertised is just the rent, with no bills included. Bills are approximately £124.52pcm (excluding energy as it is quarterly). The breakdown is as follows:

- Council tax is £57.33pcm
- Cleaning bill is £24.78pcm (we get a cleaner in fortnight for communal areas)
- Electricity is £11.85
- Wi-Fi is £10.67pcm
- Water bill is £20pcm
- Energy is unconfirmed but we keep aside £40pcm (it has always been less than this amount!)
