Description
Hi,
My name is Tania, and I am looking for a replacement from February 2026.
Non-smokers only. Looking for someone to move in by 1 February on a minimum 6-month agreement.
The room is for a single occupier. Female preferably.
This is an en-suite room with a private bathroom.
Currently, the flat is shared by Mehdi and Rafaele. Rafaele will be moving out in March due to a change in her needs, so the household will be welcoming a new flatmate at that point. Mehdi lived in the flat for six years (the photos are a little outdated and it looks much nicer now) and I for two and we have loved it.
We’re friendly, tidy, and respectful of shared spaces. If you like the look of the flat or have any questions, please feel free to send me a message.
*** Location ***
A spacious double bedroom is available in New Garden Quarter, around a 10-minute walk from Stratford Station, Westfield, Stratford City Shopping Centre, and Stratford International.
Residents have access to a free, well-equipped on-site gym. There are also several gyms nearby, including Gym Group, PureGym, Anytime Fitness, and Gymbox, all within 10 minutes.
We live next to East Village / the Olympic Village and are within 10 minutes of multiple local supermarkets.
Transport links are excellent, with access to the Elizabeth Line, Central Line, Jubilee Line, DLR, and London Overground. There are plenty of open spaces and parks nearby, as well as a shared residents’ garden. Travel time to Liverpool Street, Bank, St Paul’s, King’s Cross, and Canary Wharf is typically 30–40 minutes or less by train or bike.
*** Flatmates ***
The flat is shared with two working professionals. Mehdi works in the tech industry, and the second flatmate will be moving out in March, at which point a new flatmate will join.
He is easy-going, friendly, and tidy, and enjoy a good balance between social time and personal space. Interests include music, films, photography, cooking, and travelling.
He works standard weekday hours and keep evenings and weekends fairly relaxed. Privacy and respect for shared space are important, so the flat suits someone who’s comfortable in a calm, considerate household.
*** The Flat ***
The room comes furnished with a double bed, bedside tables, and a large wardrobe. It does include a desk and a chair, but you’re free to set that up to suit your needs. The bathroom is private and for your sole use. The room itself is spacious and has a large floor-to-ceiling window that lets in plenty of natural light.
The shared living room and kitchen are large and work well as communal spaces. In the past, my flatmates and I have spent time watching films, playing games, or listening to music here. Mehdi is looking for a flatmate who is friendly and sociable, while also respecting personal space.
There are balconies on both sides of the flat, with one set up with outdoor furniture for relaxing, outdoor meals, or coffee.
The kitchen is fully equipped with good-quality, shared appliances and cookware, including an espresso machine, Ninja blender, stand mixer / electric whisk, and communal plates and utensils, so there’s no need to buy your own. Mehdi likes to cook so he invested in high quality equipment.
To keep things simple and clutter-free, he would prefer not to add extra kitchen equipment. If you have something you use regularly, we can always chat about it.
The flat also has a washer/dryer, dishwasher, large fridge/freezer, microwave, and a small additional fridge.
Each bedroom and bathroom has independent underfloor heating controls, so you can set the temperature to your liking.
We like to keep the flat clean and tidy and value mutual respect for the space. Mehdi is not strict about chore rotas, as he prefers a relaxed and friendly environment, but he does expect everyone to do their fair share.
There is also an on-site concierge who manages the complex, can accept deliveries on our behalf, and assist with local queries.
*** Rent ***
£1,300 per month + bills and council tax
Bills and council tax are split evenly between tenants and currently average £120–£140 per month.
The security deposit is £1,250 and is payable before moving in. The flat also has extremely fast and reliable 900 Mb broadband, which has been more than sufficient for working from home.
Please get in touch to arrange a virtual or in-person viewing, or if you have any questions at all. The flat tends to receive good interest, so early viewings are recommended.
