A lovely small double bedroom room in a three bedroom household. The room is bright, has tall ceilings, plenty of storage space in drawers and under the bed.

The living room / kitchen space is large, equipped with a new fridge, microwave, oven and an induction hob. There is a dish washer and washing machine / tumble dryer.

A large balcony is accessible via the living room / kitchen.

Bathroom is shared with one other tenant, as one of the rooms is an ensuite.

There is a lockable storage unit in the building's basement / carpark.

The building has been recently built, so the flat is consistently warm even without turning on heating. Modern design ensures comfort on a daily basis. The new building complex is constantly developing, benefiting from community events and activities. There is a concierge and parcel storage space.

Current flatmates are working professionals.

The flat is governed by an agent, who will perform reference and affordability checks. Currently, the new tenant would be expected to make at least £30,000 / year for the household to pass referencing as a whole.

The price for the whole property is £2,950 / month before the annual price increase. £900 is the fee for the promoted room I negotiated with the other tenants due to it being the smallest. Bills not included and usually amount up to an additional £200 / month.

The deposit is paid as part of the whole property's value rather than the individual room, hence it being larger than 5 weeks rent. SpareRoom doesn't allow me to input the value because of that. The total deposit is £1,135.

The room is fully furnished. I previously bought the shelving unit, white desk and chair as pictured on the images. As they were bought specifically based on the room's dimensions, I'm happy to leave them there if the new tenant would like to buy them off me at a discounted price.

Viewings are available and the tenant would ideally move in as soon as possible. The new tenant would replace my name on a shared 3 year rent contract ending on 13/01/2027, subject to successful referencing checks.
