Huge room with balcony near Stratford station

Huge double room (furnished) available early-mid Jan (potential for flexibility on this if needed!). Has balcony that gets the sunset which is lovely. 5th floor of an apartment block.

Looking for someone to take my room as my situation has changed dramatically and the rent is now too much for me.

Plenty of space for a desk and other small furniture in here and there is a small table and chairs on the balcony.

1 large bathroom, with separate bath and a large open plan kitchen/ living space that we’ve made to feel nice and homely. Flat is approx 80m2 so super spacious! Has a washer/dryer and dishwasher, part time concierge / building manager as well for parcel collection. Secure building entry and cameras.

Stratford station is an 8 min walk, Stratford High St DLR is 4 mins around the corner and there are buses going into the city from the main road. SO well connected it’s hard to beat. Lizzie, central, jubilee, overground (Mildmay) and DLR.

10 min walk to Westfield, with a Lidl and Sainsbury’s the same distance, plus Boots, post office and other helpful amenities nearby. Gyms and yoga studios also nearby, along with Olympic park so plenty to keep you busy.

Deposit is 1250, rent is 1250pm. Bills are about 150 pm (council tax, water, internet, energy). Parking available from the building for a fee.

Contract runs til 8 July; you can renew or let the landlord know in May you will leave, as per contract. Current housemate Jess will be moving on. We rent directly from the landlord and his company, no agency. Change of sharer needed, fee is around £75 which I will split with you but need to double check this.

Roommate is 30yo female, Jess, who works in the office 3-4 times pw as an archivist. Ideally looking for someone 30+, who is friendly and will contribute to a clean, calming home.

You will need to be available for a viewing in early Jan (4th or 5th, TBC), be able to meet the affordability criteria and have references. Females only please.
