A decent sized bedroom in a large three-storey Victorian terrace (HMO) on Portway (E15 3QJ), directly opposite West Ham Park.

The bedroom has a double bed and a chest of drawers. The room looks very sparse in the photos as it's just been painted, but is ready for someone to make their own. The room has tall french doors leading out into the garden, which offers great light in winter and easy access outdoors in summer.

It is on the ground floor, so you can hear people coming and going at times, but it's not too bad as people are quite considerate.

The house itself has a kitchen, dining room, a shared living room and a garden, so the house is more social than most HMOs and the existing tenants, two women, one man, all professionals.

It's an old house, but slowly getting fixed up. West Ham Park, a beautiful park with wide open spaces, tennis courts, etc. It's 15ish minutes walk (or short bus trip) to Stratford Station (zone 2), or 10 minute walk to Plaistow station. Bus stop for returning home is very close.

Requirements:

Non-smoker as this isn't permitted anywhere on the property, including in the garden. Looking for someone who is has experience living with other people in a semi-social house and being willing to help keep the common areas clean and isn't going to generate noise. And obviously is considerate, etc, and keeps relatively normal hours. The house is legally limited to 5 occupants, so unfortunately no couples.

All bills included!

This includes weekly cleaning of common areas, power, council tax, internet, etc are included in the rent. The only additional costs are small contributions for toilet paper/bin bags, etc are pooled by the housemates.
