Description
Up for grabs is a good sized double room in a 2 bed, 1st floor flat shared with 1 professional with good transport connections (Elizabeth Line), spacious living room and kitchen, separate toilet and shower rooms. It’s available from the 15th August. £825 rent + ~£155 bills per month (last month was £982.32)
The kitchen has a gas hob and gas oven with a microwave, toaster, and kettle, a fridge, and freezer. The shower has reasonable water pressure and gets nice and hot.
In terms of connectivity we’re spoilt for choice:
- 7 minutes walk to Maryland (Elizabeth Line)
- 18 minutes walk / 6 minute cycle to Stratford (Elizabeth/Jubilee/Central/DLR/Mildmay)
- Several bus routes nearby with direct links to Stratford, Aldgate, Whitechapel, Holborn and Walthamstow
- There’s also a good quality cycle route running into Central London (CS2)
Amenities are excellent. There’s a Sainsbury’s Local at the end of the road, a Tesco Express nearby, and a full-size Morrisons around 10 minutes away. Westfield Stratford is within walking distance, and both West Ham Park and Queen Elizabeth Olympic Park are close by. There are also several pubs in the area (including a good pub quiz at the Cart & Horses), plus a GP surgery and library nearby.
The room is available as my current flatmate has decided to move out and buy his own place. We’re in a bit of a transitional period in the living room - much of the living room furniture is my current housemate’s and will be going with them - but I plan to furnish it myself in a fairly similar layout prior to a new tenant coming in (new sofas/dining table/bookshelves/storage etc). That being said, if you have furniture to contribute or would like to change up the layout a bit, I’m all ears and would love to discuss if you end up moving in - we can discuss more in depth if you like what you see once you view the place!
One thing to bare in mind is that the flat overall is unfurnished - meaning that your room will not have any furniture in it when you move in beyond a chest of drawers. As such you’ll need to get a bed frame, mattress, desk and clothes storage etc if you don’t have it already. There’s room for a desk, double bed, and wardrobe/bookcases etc.
If you’re a cyclist, I store my bike in the flat but there’s no dedicated cycle storage in the building (there’s cycle hangars on the street but I’ve been on the waiting list for over a year now).
Regarding the financials, currently rent is £1650 pcm total (£825 per person per month). I’m currently waiting to hear back on the proposed rent now that my housemate is leaving. The landlord has been gracious with rent increases over the past few years, usually only increasing it by about £50 a year.
Bills and council tax etc generally run to about £155 per month. At the moment me and my housemate generally pay about £980 all in per month, which given the size of the place and the connectivity of the area I think is a pretty good deal for London.
As for me, I’m a 26 year old Transport Planner who’s lived in London for almost 4 years (originally from Yorkshire). I’ve been in this flat for about a year and a half and really enjoy the convenience of the location. In my spare time I like to read, go to the gym, cycle, hike, cook, play guitar (with headphones on!), and I can always be convinced to go for a pint… I enjoy spending time with friends but I’m not trying to recreate a uni house share situation. Aside from that I’m a big music fan (90s alt and indie rock especially) with a slowly growing vinyl collection.
In terms of what I’m looking for, ideally another working professional in their mid-20s to mid-30s, although age is less important than being considerate, tidy and easy to live with, who respects shared spaces. Sorry, no couples. I’m a pretty social person and would appreciate someone similar, though after a long day in the office sometimes I will need some decompression time. I work from home once a week so will need a fairly calm and quiet atmosphere when I do. My girlfriend lives in Sheffield and usually visits every 2-3 weekends; I also head down to Sheffield some weekends as well so you’ll get the flat to yourself for 1-2 weekends a month. Ideally we’d get along pretty well and become friends as well as flatmates.
I’m planning to have viewings across the week of the 8th of June, with the intent being to have someone move in by the 15th August.
