This is a joint tenancy with renewal on 21 Nov 2025. Roommate must be able to move in by then or shortly after. There is flexibility with a move in date before then.

New housemate must be responsible with bills & household duties, and clean up after themselves. The ideal person is someone mature & friendly, but who has an independent life the same as the other housemates. References including proof of income will be required.

Room includes 2 chests of drawers, wardrobe, bed & mattress. Fine to bring your own furniture. There are two bathrooms, and you’d share primary use of the upstairs bathroom with the housemate on your floor.

Gas & Electric - currently working out to between £120-£150 paid quarterly.
Water - £17 monthly
Council Tax - £33 monthly
Internet - £16 monthly

Each housemate handles different bills in the house to spread responsibility. You would take over the gas & electric.

Free parking is available on street and neighbouring streets. Great train/tube links within 10-20 min walking distance: Tooting Broadway tube, Streatham Station, Tooting Station, Mitcham Eastfields.
