Description

Bright and cosy double room available now in lovely family inspired 4 bed house. Ideal for long term renter looking for a home not only a room. Less than a minute away from Streatham High Street, and 2-3 mins from the Common, it's great for public transport links and local amenities.

We're looking for someone aged between 30 and 55 and you must like Cats, because we have two.
The rent for the room is £584/mo. Bills are around another £100 and includes: Fast Wi-Fi, Virginmedia TV package, and Netflix, Paramount, Prime Video, Brit Box etc. in the lounge, Gas/Electricity, Water and TV Licence. Your Council Tax obligation (Lambeth - Band E 2024-25 would be £57),

The Landlady asks for a Five-week rent deposit, and will perform all the standard new tenant checks. You will need the usual documents, ID, proof of entitlement to rent in the U. K. & proof of income.

If you wish a holding deposit of £200 can be used to secure the room and take it off the market immediately. This is then refundable against your first months rent.

The Room
A nice size double or good sized single at the front of the house and south facing. The room is fully furnished, with a double bed, bedside table, chest of drawers and wardrobe. Plus, a ready fitted TV bracket on the wall (can be removed and made good if requested). The room also comes with a brand new carpet just fitted and a blackout blind at the window. Last but not least the rooms radiator has a thermostatic control, so you can adjust the central heating to your own liking.
NB. The room can be supplied unfurnished or part furnished if requested.

The House
Is a spacious and homely 1920s mock Tudor 4 bed terrace house. Double glazing throughout, GCH (New A rated Boiler), 1x Family Bathroom plus 1x Shower Room & 2x Toilets one within each, Lounge with decent TV, VirginMedia TV package - TiVo, etc. A Kitchen/Utility with everything you'd expect and probably much more (you won't need your own pots & pans or plates, knifes, forks etc.), We have a nice sized garden with a lawn, trees, and patio area, plus table & chairs, big gas BBQ, etc.
Our garden is secure and is a safe space to store bikes etc.

Housemates
You'll be sharing with 3 other great people (2 male, 1 female) and 2 cats. We're a pretty laid-back, friendly bunch. Everybody in the house works slightly different hours, so there's never a queue for the bathroom, which is great. In the summer we're usually enjoying the garden at the back or the common (or The Bull our local)!

Smokers here are welcome, some of us are - but outside only, some cover is provided.
The house itself is strictly smoke-free, but vaping is ok.

We're looking for some-one preferably no younger than 30 and up to 55ish years of age who must like cats to appreciate our two feline overlords, (unfortunately we don't have room for any more pets). Our two cats: C. P. & Bob have access to all the common areas of the house and the garden, but not into peoples private rooms. They have a Cat Flap in the back door, so come and go as they please, without needing help.

About where we live

Transport
Transit options here are plentiful - Bus Routes 50, 109, 250, 255, G1 & N109 are just around the corner. Streatham & Streatham Common railway stations both in Zone 3 are a 10 minute walk (3mins by bus), with direct trains to Victoria (20 mins) and London Bridge (20 mins), Thameslink services to the City & St. Pancras International (30 mins), plus trains to Croydon/Gatwick/Brighton. If you drive, easy on-street parking is available (no permits required)..

Local amenities
Large Sainsbury's supermarket is under 5 minutes away, and the Leisure Centre (inc. pool and ice rink) and large 24 Hr Tesco Extra are under10 minutes walk. Local shops and takeaways, doctors surgeries, and several good pubs are all close at hand - The Bull is our local, plus we've easy access to Streatham Common itself and the gorgeous Rookery, all are just a short walk away.

Streatham is a thriving area with a real community feel. There's a ton of stuff going on locally in music, the arts, comedy, food, and much more.

So just message us to arrange a viewing, what are you waiting for?

*Everyone's bills contribute to a joint pot for the Gas/Electricity. If the quarterly bill exceeds this pot, tenants pay the difference split equally between them.
Most household bills rise in April each year depending on the company/provider.
