Gorgeous Double in Large House with Garden

Hello!

Sadly one of our housemates is leaving us so his gorgeous garden facing double room is up for grabs. We're looking for a chilled out person in their thirties to replace him in this fantastic Victorian 3 storey house on Brixton Hill/ Streatham Hill.

The room is on the middle floor at the back of the house and overlooks our lovely garden. The house has wooden floors, big windows and Victorian features throughout. It has a huge lounge and separate dining room/ study, with a massive kitchen, two bathrooms a shower room and a separate toilet and last but not least, a beautiful big garden!

We are all in our thirties, non smokers and are ideally looking for the same.
We'd like to keep the Boy/ Girl ration 50:50, which is why we would want a new boy but very happy to interview any suitable girls, too!

We're a friendly, easy-going lot. We like to socialise together when we are home but we all have our own lives and are very rarely all in at the same time. As it’s a big house we are all able to have our own space when we need it. So we get the best of both worlds :D

We are within walking distance to Streatham Hill rail station (10 mins) and just at the top of the road are lots of regular bus services to Brixton and Clapham Common and central London.

The rent is £746 and includes ALL bills - gas & electric, water, TV & internet, council tax, weekly cleaner and a house kitty for essentials such washing-up liquid, tea/coffee etc.

The room is available from 1st November. Depending on the current flatmate an earlier date could be arranged but that can be discussed at the viewing :)

We require an initial payment of £300 in lieu of a deposit to secure the room. This is not held by the landlord in the deposit scheme but by us in the house account. This is used to cover any bills owing if you should move out before the new person comes, with the rest obviously being refunded once we're all square.
This £300 payment secures the room, once it's offered to you and you accept, with the first month's rent to be paid by the day you'd be moving in.
