Hello!

We have a big, bright double room available in a huge, lovely four-bed house in Streatham Hill, sharing with three wonderful housemates.

You must be over 27, not a student but a professional in full-time employment. Please do not message if you do not meet this criteria.

The room has a built-in wardrobe with full-length mirror, double sash windows facing out onto the garden, a covered fireplace and dado rails to hang pictures from. The room comes unfurnished but I'm looking to sell my double bed and desk if you need either of those! There's more than enough room for other bits of furniture - see the other photo of the room with a different layout under the previous tenant.

The room is on the first floor and shares a large bathroom (with a bath) with only two other people. (The top floor bedroom has its own en-suite). It's south-east facing so you get lots of light throughout the day - plants love it!

Downstairs, there's plenty of shared living space with a separate living room and a dining room, which doubles up nicely as a space to work from home / hang laundry / store a bicycle or some extra books. We have a very well-equipped kitchen with gas stove and dishwasher. We have a basement which is great for storage and there is also an extra downstairs loo. A big bonus is the huge garden with a shed, perfect if you have green fingers!

The house is situated right next to the famous 'ABC roads' on Streatham Hill, a few minutes' walk to the Streatham Hill high street with lots of shops, cafes, bars, etc. It's also a short bus or bike ride down the hill to Brixton station. Trains from Streatham Hill into Victoria take less than 20 mins, while you can get the Thameslink from Tulse Hill (a 15 min walk) into the City. And you have Brockwell Park, Hillside Gardens and Streatham Common just a stone's throw away.

There are currently three housemates, who are such a lovely and relaxed bunch to live with. Everyone's a working professional; between us there's a range of careers from events and environment, to art and design. Everyone has busy schedules but as a house we do enjoy a good chit-chat over dinner in front of the telly. Bonus points if you like a good nature documentary/the occasional trash tv show! We're of course also an LGBTQIA+ and POC friendly house.

I'm flexible on my move-out date, but aiming for sometime between end of April and mid-May. Rent is £845pcm, plus bills which are around £145 per month. The deposit is £807.65. Reference checks will be completed by the estate agent, and you will need to pay a £50 'change of sharer' admin fee to get your name added to the lease.

- 1 x step from street to front garden path, 1 x step from path to ground floor level.
- 2 x staircases: 1 from ground to first floor – 16 steps / 1 from first floor to second floor – 15 steps, quite narrow.
- No steps within floors, except for 1 x step from the kitchen out to the garden.
- No intercom, we have a garden gate and a doorbell.
