Room to rent in Streatham hill. Big private garden

Looking for a roommate to share this nice flat with a big private garden, big front room and a dishwasher.

The bathroom is shared but there will be only 2 of us.

I currently have a cat, however she's only here temporarily for a few months.

The garden is only accessible through my room however i have no problem with people walking through it to use the garden

The room is furnished with a bed and a wardrobe however you are welcome to get rid of it and do whatever you want with your room (it's stuff me and my ex bought, the house originally came unfurnished).

Regarding this, we will request some money towards all the furniture that is currently in the house (sofas, fridge, dishwasher, cutlery, pots and pans, etc) but it won't be more than, i reckon, £300. Of course it can be discussed.

Very nice area, lots of pub around, 7 minutes walk to the train station and about a 15 minutes bus to Brixton station.

I am very tidy and clean, I usually stay up late but am not noisy at all. I smoke, but never in the house. I usually don't go out in the week but will enjoy a few pints in the weekend.

I will occasionally have friends staying over for a weekend but that only happens about 3 times a year, if that.

rent is £900 (possibly raising to £950 depending on what happens when the contract renews in Feb)

-Elec and gas between £90 (summer) and £200 (winter)
-Broadband: £28
-water: £50
-council tax: £190
