Description
There are three rooms that I have used as an AirBnB before. The house is about ten minutes walk to Finsbury Park station (Zone 2). When I commuted it took 8 minutes but that was a quick walk. Mostly now I cycle though. The Kings Cross area, Camden and Regents Park is surprisingly close. You can walk but it’s not a nice walk and I don’t recommend it. The Gospel Oak to Barking Line is also close, but mostly useless.
This is my second attempt at renting outside AirBnB but one of my last tenants did not pay the rent or bills, left loads of rubbish and stole his keys: hence the deposit this time and will write a contract. I didn’t do either last time because I lived in and did not think anyone would do that to someone who they saw every day. Also he gave me a fake name so I want to see some ID this time. Currently 3 big bins full and I have still got a desk to dismantle and clay in the kitchen.
Ignore the starting date. It is free but I had to pick something. The only restriction is when I visit my brother. The mistake I made last time was trying to rent two rooms quickly.
The boxes in Garden are some solar panels and the ladder is to install them. No smoking anywhere except the front garden. I was promised by one of the last tenants that an ash tray would be used in the back garden but still find cigarette ends and I found an ash tray on the roof terrace even though I asked him not to smoke there and it takes ages to take up the decking to clean under it.
If you want a bicycle and if it goes inside the house I only let waxed and not oiled bikes but can show you how to do this.
Bill includes wifi but I will divide the other by four (Gas/Elec was about £41.62 each a month in the summer for 3 of us. It will go up a bit because there will be 4 of us and a fair bit because the heating will go on, although I fitted a very efficient new boiler last year (Vailant EcoTEC). Water was £7.60/Month, Council tax was £59.95 each. Wifi is included because I need it anyway. I don’t have off street parking but residents parking is just outside and I’ve never not seen spaces. All heating is presence controlled and the boiler is new and very efficient so should be low cost.
There is a Gym room. It has a bicycle (tall person and SPD shoes). Next to it a broken treadmill that is too heavy to remove. I also have some free weights and there is an area for yoga. It is on the way to the kitchen though so if someone is exercising they may open a window. The doors automatically close though so no draft gets into the house or kitchen.
The last tenant who didn’t pay was a friend with the other Tennant, so please don’t recommend others unless you’re willing to guarantee their rent.
No pets as there are loads of heaters triggered by presence and next doors cat has climbed in a window and set of the burglar alarm before. Maybe in the spring when it gets warmer I could exclude the room they are in. Also there are no flaps and automatically shutting doors to trap them.
I don’t have a TV in the living room because I thought it was mostly rubbish. I would not object to a TV being in place but only if it does not play any old rubbish that happens to be on, or it defeats the object of why I got rid of the TV.
A short term rent of 2 months to see if the property fits is sensible, but it should only be a single short term rent and I would need to know about after the start of the second month if you wish to extend it to a year. Also I would assess the fit in addition to you.
I was only planning on renting 1 room, maybe 2. This time. The reason there are three rooms is for reasons of choice, as they vary in price, size and if you can get into them quietly, not because I am in a hurry to rent all three.
Back when they were talking about power cuts after Nordstream got partly blown up I bought a UPS (Uninterruptible Power Supply) for the fridge, so it would be particularly good for Insulin or other sorts of drugs.
