Going to do video call with anyone interested in the room as it has been clear that most people don’t read these adverts and means you can ask questions. If you are still interested in the room and it seems like you are a potential housemate then we can then arrange a real life viewing. This will save you travelling and me getting the house ready only for it to be pointless.

Top floor room. See photos. Has sound proofing on the window. Not sure it is possible to get to the room without waking people up so probably best suited to someone with normal
Working hours.

Rent/Bills
I really don’t want to have to keep asking so if the rent gets two months late I will just re-rent the room (to you) on AirBnB so they do the asking, although they will add a fee. The amounts of bills are below.

Smoking:
Definitely no smoking inside or on the wooden roof terrace. I’d prefer none in the back garden but I know friends will visit and just smoke. My preference is by the front door under the covered area as it can be accessed without making the living room cold.

Pets:
Unfortunately no pets because next doors’s cat once got in a window and set off the burglar alarm, plus loads of the heating is motion sensitive.

Bills:
I had an energy efficient boiler installed last year, when the house is empty it will go into “eco” mode automatically and there are lots of far-infrared panels to save money.

Included Wifi
Gas/electricity: metered. Was £41.62 each in August
Council Tax: £59.95 each per month
Water: metered. Was £7.60 each per month

Security:
burglar alarm, carbon monoxide alarm, smoke alarm. Video Doorbell.

Cleanliness: I am not a clean freak but have several rooms. I would like to be able to get ready for future viewings in about an hour. This is the first of 3 rooms I am renting. Previously it was on AirBnB.

Gym: there is a (big size) bicycle, a broken treadmill, some free weights and a yoga area. It is on the way to the kitchen so the window may be open.

Bathroom: there is a main bathroom. A shower room and a downstairs toilet. In total I’d say 2.5 bathrooms. I was going to put in a second shower downstairs but got bored of DIY and so left it, although bought much of the stuff.

Short Term Rents:
It would seem sensible to allow for you to move in for a few months if you want and then if we are both happy change to a longer term rent. I’m not really interested in definite short term only rents or rolling short term rents. It’d be a short term trial with a view to a longer rent.

When I rented the whole 4 bedroom house over a decade ago it was for £3400/month, but I have the largest bedroom whereas this is the 2nd and there is a gym. The reason it is cheap is because I would prefer a nicer flatshare than a less nice flatshare at the usual rate.
