I am looking for someone to substitute me as a tenant and take my lease.

The room is a double bed room, in a flat with one female and one male workers and one male student (all in their twenties).

The flat has 2 bathrooms (one with a shower and one without a shower), and one of the rooms is ensuite (so the room I want to vacate would have access to the two mentioned bathrooms, which are used by the two male flatmates). There is also a living room and a kitchen with two fridges and a dishwasher, alongside a washing machine and a tumble dryer in one of the bathrooms.

There is also a big inner courtyard with a garden. The area is quiet and safe, and is right in front of the water, with views to Canary Wharf. It is a 15 minute walk from Surrey Quays station, and 20 minutes from Canada Water station. There is a sports centre (including aquatic sports) less than a 2 minute walk from the front door.

The other flatmates are two workers and one student, who are all organised, clean, and do not spend much time at home. However, everyone is polite and welcomig, and enjoys a good chat!

The room itself is fairly small, but has a double bed and plenty of space for storage under the bed, in drawers, and in a closet. In the pictures, the room has a desk and an office chair, which are mine, so if you do not want or need them (which will create a bit more space) I can get rid of them. If not, we can discuss a price for them.

I am looking to be substituted in my lease, so if you are interested please send me a message and we can arrange a viewing. If you want to go ahead with renting, I will put you in touch with my letting agent who will perform the standard background checks (credit checks and the like) and if everything is clear we can go ahead with the lease swap.

The rent and deposit are as stated above. The deposit will have to be paid to me, as all the deposits for each room were sent by the head tenant and are being jointly held by the letting agency. Once the lease is up, the head tenant will get them all back and will give you what is my share of the deposit - happy to discuss this further if it sounds a bit confusing!

If you can't get a council tax exemption, your monthly council tax bill will be £57.50.
