Hi,

We are looking for someone to move in when our flatmate moves out in September. Our AST is up for renewal from 21st September, but there is flexibility to move in earlier than that as our current flatmate intends to move out on the 9th.

The room is spacious even with a double bed in it, and has an ensuite with a shower, toilet, and sink. The flat also has a shared kitchen/diner/living room, and a shared bathroom (though our current flatmate never uses it, her own ensuite being so convenient). The flat is up two flights of stairs, so unfortunately not wheelchair accessible.

It's an approximately 10 minute walk or 2 minute bus ride to Sydenham station, which serves London Overground and National Rail (Southern) trains. Sydenham Hill and Lower Sydenham stations are also a very reasonable distance on foot or by bus.

Council tax band B. Bills approx £113 per person per month. Rent due on the 21st of each month. Have had no issues with the landlord, they are very hands-off and their estate agent is responsive to maintenance requests.

The room is unfurnished, but our current flatmate is looking to sell a number of items, prices to be negotiated:
- double bed
- double mattress
- chest of drawers
- 2 bedside tables
- small bathroom storage caddy

Landlord requires the following for the new tenant:
- ID (and right to rent share code if applicable)
- Three months payslips and corresponding bank statements
- Previous landlord reference
  • £875 pcm (double/En suite)
