It's about 5- 6 minutes to Penge East station- Victoria in 15 minutes from there, and about 10 minutes to Sydenham with trains and overground (Windrush Line) services. 5 minutes to a LIDL, Tesco Express, local coffee shops and about 15 minutes’ walk to a massive Sainsbury's.
The options in the advertisement do not allow me to be accurate in terms of this is my house, I am there a few days to a week most months but generally I am out of the UK. So not a full-time live-in “landlord” but neither full-time live-out.

The room could be made unfurnished if necessary for a long term agreement.
The tenant has the near sole use of a shower room, also on the ground floor.
The only other user of that shower room would be me when/if I am in the UK. I am very fussy!
There is a very large kitchen with dishwasher, 6 burner professional gas hob, new double electric oven, combination microwave oven, double air fryer, a table seating six- eight, large double sink, and a 2 seater leather sofa for those cosy chats whilst cooking
2 large tall fridges and a tall freezer.
There is a separate utility room with 2 washing machines, dryer, dehumidifier, double sink and range of cupboards
Huge lounge backing onto the rear garden with 2 sofas and 3 armchairs and a smart tv another dining table and chairs.
Upstairs are 4 double bedrooms, a bathroom and and a shower room plus a small single guest bedroom.
If everyone is in the house that can total 6 people including me but that is a rare thing. I have sometimes returned for a couple of days and not seen more than one other.
The other tenants have been here for a while (most 5+ years) though we are not a "team"- all are very friendly and sociable and all very respectful of others. We are a mix of European nationalities.
A cleaner comes on Monday’s and a gardener comes once a week.
