Double room available in Nunhead/New Cross house share on Telegraph Hill.

You'll be living with 3 professionals all in their thirties:

Katy – Costume maker / wardrobe technician
Sim – Bookbinder
Yas – Medical Communications

Easy going and friendly, like to live in a chilled, quiet environment. We like to hang out on occasion, like to cook, chill and chat, all kind of doing our own things but have a nice homely vibe and genuinely get on. As this is a female/NB household in our thirties we’d prefer someone of that demographic, so please consider this when reaching out. There were some renovations going on in the house so the room is available now so let us know when you’d be looking to move in, January move in preferred.

Looking for a new housemate who can join in and maintain a nice homely vibe, we're open friendly and inclusive and have a really good level of communication going on.

It's not a party house and we keep the home tidy, cleaning rota seems to be working for this and we're not averse to having friends and partners over. Outdoor cats considered but we don’t really want a litter tray in the communal spaces <3

Everyone runs on their own schedule, bathroom in's and outs never seem to be a massive issue and all respectful of each other's space. Some working from home and some out and about, depending on the what's happening with peoples work.

Parking free on the street and around the corner, never usually an issue to find a spot close by.

- 1 fridge, 1 freezer (tenants are responsible for these)
- Plenty of storage for food, pots and pans
- No dishwasher
- Washing machine
- Lovely garden, space for bikes etc outside (garden defo needs bit of TLC these days)
- 1 bathroom
- Airing cupboard
- Decent sized basement for storage

Wooden floors
Chest of drawers (slightly smaller than the one in the photo but still a nice old wooden one)
(you would need to source your own bed and bedframe)

RENT: £826/month and you would have to pay a deposit of £826 + first month’s rent to the Landlord to secure the room

BILLS: not included around £130ish/ month

(Bills includes, water, energy, council tax band D, internet, TV license, and we add shared bits for kitchen/ bathroom)

Transport

Nunhead Station, 7 mins walk - trains to Victoria and Kentish town amongst others
Queens Road Peckham, 14 mins walk - Overground and trains to London Bridge, Dalston etc.
New Cross Gate, 16 mins walk - Overground and other trains
Plenty of busses from Queens Road to get all over London

Shopping

Sainsbury's, 10-15 min walk with a bus outside to bring you back up the hill.
Nunhead's 5 mins away and has a decent butchers, excellent fishmongers, greengrocers, bakery, Nisa & a Co-Op with lots of other little fancy shops too. Telegraph Hill Market on a Saturday. Lidl about 15-20mins.

Local

Telegraph Hill Park right around the corner to watch over London.
Nunhead has a lush cemetery and a few really nice pubs.
Peckham Rye common and Peckham just a short walk away so plenty of lush greenery and places to go out on the doorstep.
