2 bedrooms in a 3 bedroom queer house 🌞

I'm looking for 2 people to take over the tenancy as my lovely friends are moving out due to disability reasons and the house not being accessible. Viewings ASAP

The tenancy:

Rent (pcm) is £2000 divided equally, bills are around £90-120 depending on the season. Deposit is £712.

We're currently on a rolling contract but the landlord might want to change it to a fixed tenancy once new people move in (We're only on rolling while current housemates were looking for a new place). The change of name on the agreement is £50 fee per person.

Benefits/UC is accepted, but you need a UK guarantor. We rent from a private landlord but it goes through an agency so you'll need to pass all necessary referencing.

Accessibility:
The enterance is slightly raised and it's a 2 story house with stairs inside. There's no doorbell. The bathroom and all bedrooms are upstairs. The disability aids in the bathroom are also moving out but you're free to install your own. Smoking is okay in the garden only.

The rooms:
Room 1 is a furnished double. Room 2 is smaller but you also get a study for extra space. The room's got a wardrobe, a chest of drawers and a bedside table but no bed. The study has a desk, a chair and a bookcase (the boxes and other stuff in the photos will get cleared out). I have a spare double mattress or you can put a single in there for more space. Both rooms have a nice big window and face the garden.

The house:
There's a spacious, furnished living room downstairs. The kitchen has a dishwasher and a washing machine. There's a nice garden with a raised bed currently growing vegetables and some herbs :) Not a party house but for bdays etc it's fine.

No pets 💔, no couples sorry.

Location:
2 min walk to nearest bus stop. Easy access to central London. 5 min bus drive to the nearest tube station. Lidl 7 mins away, small Tesco 5 mins away. Big Sains close by on a bus or 30 min walk. There's a gym close by as well.

About me:
28 yr old actor and artist. I'm neurodivergent and physically disabled so I need someone who'll understand that I might struggle with some things that they may not. I have a lot of artsy hobbies, I also like cooking, video games and reading. Very happy to share meals or hang out with housemates but I also like my own space.

About you:
I'm looking for someone 26+. No terfs, no zionists. LGBT preffered. It'd be great if we had similiar interests but it's not a biggie. I'm good friends with current housemates and would be happy if we could become friends too 👯
Please only message me if you're someone who cares about cleanliness in the shared spaces, I don't care what your bedroom looks like or if you leave dishes on the side but I don't want people who leave spills, put dirty, greasy dishes in the cupboard etc.
