Hello, my housemate Adam (and his cat, Momo) and I welcome you!

We seek a new housemate after having some great ones so far (see photos).

Viewings can be done in person or via Whatsapp video.

We are looking for a demonstrably responsible and reliable individual who is respectful of boundaries and commitments. You are also clean and tidy.

*UPDATE: You can fix the rent for a 2-3 years contract also to reward loyalty.*

We hear horror stories of how agencies treat tenants, and we aim to be different.

I take it upon myself to keep the house clean and tidy. I know how tough it can be to live and work in London, and I want your housing to be a source of comfort not a source of anxiety.

We have tried to answer all FAQs below...

■ The Basics

A lovely single room in SW17, 5-10 minutes walk from Tooting Broadway station, is looking for a suitable occupant.

Dimensions: 3.6m x 2.5m The property is located above an office in a terraced street.

There is a desk, chairs and bookcase as well as fitted cupboard space.

■ Current Occupants

The house currently has me on the first floor. Adam since June 2017 moved from the room in this ad to the loft conversion with an en suite when its last occupants left.

We are very polite, respectful and tidy. All our interactions are extremely courteous though we have pretty much independent lives. We love to have long (civil) philosophical and political chats in the kitchen on occasion.

Adam is an inaudible musician and works for Apple retail. I am a PhD student at SOAS in medieval Islamic history.

I have lived in every room in this house in the last 2 years so have made each as comfortable as possible.

We can provide furnishings if needed.

■ Misc. issues

You will share the first floor bathroom with me.

All three of us share the kitchen.

BT Infinity Wifi available.

No couples. No smoking. No pets.

Parking permits available from Wandsworth council. See their website for details.

Property does not have a lounge or garden.

We share in communal costs such as washing-up liquid, soap, kitchen rolls and the like.

Ideal also for students and employees at St. George's hospital.

There is space for a bike under the stairs.

Priority is given to prospective lodgers who will stay the longest.

A copy of the contract is available upon request.

There are no agency/ admin fees.

■ Privacy

You will have the legal status of a lodger but the landlord will stipulate in contract that no one can enter your room without prior permission or for an emergency.

■ Other Perks

The house is in between a convenience store and acclaimed Italian cafe & deli. There is also popular a fish'n'chips shop on the corner. We live above the family's historic cargo business so you will never miss a parcel.
