3 double room available in split level flat

Hey - my current flatmates are moving out and I'm in the process looking to rent the the 3 rooms to some nice new people; want to feel confident that I'm leaving it in good hands :)

I'd prefer to rent to a group of three just because it's much easier to organise and arrange viewings.

Room 1:
This is the largest of the bedrooms and is on the first floor (same floor as the living room/diner). There's a huge wardrobe which has a double width section on one side and single width with a full length mirror on the other. Inside of both are drawers on the bottom half. There's also a chest of drawers on the other side of the room. It has a double bed and a bedside table inside too.

Room 2:
The room is a spacious double on the upper floor of the flat (the photos show a king size bed in the picture but that was the previous flatmates and is now a double so there's a bit more space). The upper floor has a bathroom which room 2+3 share. The room will have a big IKEA wardrobe (draws inside) and double bed in there, and you can add whatever else you'd like.

Room 3:
This room is in the eave of the building but is otherwise similar to room 2 and also on the upper floor.

Transport is really easy as the flat is right next to the Tooting overground/national rail stop (on City Thameslink route which goes to Elephant and Castle, Blackfriars, Farringdon etc.), and Tooting Broadway is a 10-minute walk.

Obviously I'm looking to rent the whole place to a group of three, and therefore you'll have to organise bills yourself - but here's some information:

- In the Borough of Merton (Band C Council Tax)
- Total bills when I lived there were around £300 per month but that includes £100 on broadband (you probably don't need to be quite as excessive as me on that from).

I only want individuals taking each of the rooms, so no couples.
