Sunny double bedroom with garden access

Lovely double bedroom with a TV on a quiet residential street in Tooting.
5 mins from the common (and Tooting Bec lido) and 15 mins to Tooting Bec/high street. Buses even closer.
The room has its own doors onto a large, private south facing garden with plenty of sunshine.
The room and flat are fully furnished, with a TV in your bedroom. The kitchen has a washing machine, dishwasher and microwave.
You'll be sharing the kitchen and bathroom (bath and shower) with me and Loki, my rescue Labrador- who is lovely and friendly, but will also stay out of your way if that's what you prefer.
I currently do dog care and occasionally have well behaved dogs boarding (I would say around 2 per month).
I am out most days, working with dogs. But around evenings and weekends when I am not away seeing friends and family. I am clean and tidy and environmentally conscious, so am keen on composting, recycling and reducing energy consumption where possible.
All bills and council tax costs are included, but if you are working from home and/or your energy consumption is high, I will need to increase the rent to accommodate the higher bills.
Monday- Friday lodgers also welcome, for which I would obviously reduce the rent.
Sadly cats can't move in here as although my dog is cat trained, I do occasionally board dogs who aren't.
