THE FLAT.
Great sized double bedroom in a lovely 2 bed flat for 1 person, on a quiet street, with Tooting Bec Common, Lido, Athletics Track and Gym at one end, and Tooting Bec Station (Northern Line) plus another gym at the other.

Balham station (Overground and Northern Line) is less than a 20 minute walk away, plus there's street parking for permit holders.

The flat is a 1st floor period conversion, that's flooded with light at the front of the house, and both sets of neighbours are lovely!

FACILITIES
We'll share the kitchen, sitting room, bathroom and separate toilet. The kitchen has a washing machine and 2 fridge freezers (one of which is the landlord's) so plenty of space for chilling wine 😉

THE ROOM
The bedroom is the largest of the two, situated at the back of the flat, and overlooks the gardens. The wardrobes will remain, but he rest of the furniture belongs to my housemate who'll be taking it with her..

FURNITURE.
My flatmate's lived here for 12 years (myself for 3) and is moving out because she's bought a house. She owns the majority of furniture, and our landlord's happy to replenish the basics, although will see if you've any first then fill in the gaps.

BILLS
The rent for the whole flat is £1,730 per month. As the available room is the largest, the rent split is £890 for your room (£50 more than mine) Everything else is split 50/50.

To give an idea of bills as they currently stand:
Council Tax: £80 ( council tax band C)
Broadband: TBC as changing suppliers, circa £60
Water: £40
Gas & Electricity: £200 average

Your combined share of rent and bills is currently: £190+£890= £1,080 per month.

MYSELF
You'd think with all the Fitness centres around that at least one of them would have seen my face...sadly not 😄 I do like to go for a jog around the common though, and there's a fitness group with loads of classes on the common that I like to join in with when possible.

I work in the events industry so can sometimes work long hours, and travel for work, so when I'm at home I like to switch off and relax. I can be a bit introverted, but a good cup of tea or glass of wine often solves that.

YOURSELF
I’m looking for somebody who's clean, tidy, and easy to get along with. I’d slso love someone who treats the flat as our home and not just a place to sleep. You're more than welcome to have people over, just keep in mind that it’s not a party house (those years are well and truly behind me...which is probably for the best 🙃).

If you love MAFS, or don't mind it being on, then we'll get along great 😄

Overall, I love the flat and the location, and I hope the right flatmate will too!
