**Looking for a New Flatmate in Tooting Bec – £834/month (Bills Not Included)**

Hello! We’re looking for a new flatmate to join our lovely flat on Trinity Road. It’s a fantastic location, just under 10 minutes’ walk from both Tooting Bec tube station and Wandsworth Common train station. Plus, we’ve got great access to shops and cafés in Tooting, Balham, and Wandsworth!

**The Room:**
- Rent: £834 per month (bills not included)
- Bills: Approx. £120 per month, which covers everything – gas, electric, internet, Virgin TV, and bi-monthly cleaning
- Available from 1st November
- Spacious double room with plenty of storage, including a built-in wardrobe
- Lots of natural light, as it’s on the top floor with two Velux windows and a regular window

**The Flat:**
- Bright and spacious living room with comfy sofas where we often watch TV together
- Fully equipped kitchen, complete with coffee machine and air fryer
- One bathroom with a bathtub
- We do have workspaces in the living room but would prefer someone who doesn’t work from home full-time

**Current Flatmates:**
You’ll be living with two of us – I’m Irish (40, female), and my flatmate is Portuguese (34, male). We’re both professionals who like to keep things friendly and relaxed. We enjoy spending time together, whether it’s cooking, watching TV, heading to the pub, or taking care of our many plants. It’s a bit of a family-like vibe here, and we’d love to find someone who fits that.

**A Few Extra Details:**
- No smoking in the house
- We occasionally look after our neighbour’s dog
- The area is fantastic – loads of shops, parks, and transport links all within walking distance
