After 5 years in our lovely home my sister is moving out so I’m looking for a new roomie to replace her.
A bit about the flat:
It’s a ground floor 2-bedroom garden flat with a massive open-plan living/dining room that opens out onto a private garden that has a big corner sofa & table - perfect for hosting and/or lounging in the sun in summer.
We've made it very homely over the last 5 years so you wouldn't need to bring any furniture.
The flat is very well equipped with dishwasher, internet, smart TV and a basement with a washing machine and tumble dryer, and room for more storage.
A bit about the bedroom:
The room is amazing - it’s south facing with huge bay windows and high ceilings so it’s nice and bright even in winter. There’s a full height built-in wardrobe with drawers and also built-in shelves. The room will come with a bed and mattress so minimal furniture required!
You’ll also have your own private bathroom just next to your room (I have my own en-suite).
There isn’t a desk in there currently but there’s definitely room for one.
Street parking available and very easy to buy a permit from Wandsworth Council.

The flat is <5min walk from Tooting Bec tube. It’s just off the main road so there is everything on our doorstep (Tesco, Sainsbury’s, Lidl, post office, gym, pharmacy, pubs and about 50 curry houses!) but our road is a quiet residential road so the flat itself is very peaceful. Plus walking distance to Balham and Tooting Broadway so pub and restaurant options are quite literally endless.

My name's Zoe, I'm 30 and a civil engineer. I wfh 2-3 days a week and I’m often out about evenings and weekends but would love to find someone I could hang out with when we’re both home! I enjoy going out for food, drinks, walks and gym, as well as hosting friends for dinner from time to time (although generally keep this to the weekends) and you’d of course be welcome to do the same.
As I own the place, I really care about the property and keeping it good shape and a nice place to live. Plus you won't have to deal with any agents!

I’m looking for someone sociable and friendly to live with who I can enjoy the occasional dinner, drink or Netflix show with (plus all the usual spareroom clichés of clean, respectful and tidy). Ideally someone who works hybrid or in the office full-time.
The room is available from 8th February but can be flexible with dates. The rent doesn't include bills which come to £150-180 per month (less in summer) which covers everything (including broadband and council tax).
Ideally a 12month tenancy but would consider less (min. 6months)
