The room came partly furnished so there will be a once-off £150 fee to cover the existing furniture: x2 bedside table, x2 bedside table lamp, desk & chair, bathroom bin. This fee will also cover shared kitchen utensils and gadgets, tv for the living room as well as a cordless vacuum for the house as we had to buy all of these when we moved in. The flat has heating, reliable internet and a nice open plan living area & kitchen. it also has a garden that is great to use over summer for bbqs and having friends over.
There is a small study available in the flat to be used for wfh days if needed.
On street parking permit can be obtained from the local council
£1450 pcm available in August, bills excluded. Council tax and internet comes to about £58.5pp per month.

Tooting is a fantastic area with lots of affordable and diverse dining options (amazing Pakistani food), lots of cool bars, live music, monthly comedy shows, Tooting Run Club, Tooting Common, Tooting leisure centre and 2 tube stops away from the cheapest and best pho in London.
