*About the rooms*

Room 1

*About the flat*

- This top-floor property is bright and airy and is split over multiple levels. It comprises 3 double bedrooms, an eat-in kitchen, 2 bathrooms, a lounge and a large terrace balcony (~115sq ft.)
- A 2 minute walk from Tooting Broadway tube station, with plenty of bus stops heading all over London, and about a 20 minute walk from either Tooting train station or Earlsfield train station, which can take you all over London. There is also a massive Sainsbury's at Tooting Broadway 3 minutes away, and an Aldi 5 minutes away.
- Bills are not included in rent (broadband, water, gas, electricity, council tax etc.), though Wandsworth famously has the second lowest council tax rate in the country. Bills average out at around 100 per month.
- No pets are allowed in the property.

*About the tenancy*
- The contract at the property is for 1 year (12 mo).
- Deposit is £600 per person with the first month's rent to be paid in advance.
- We don't have access to a private parking space, but on-street parking permit is available from Wandsworth council.
- The landlord requests 3 months of bank statements, proof of employment, ID, and a previous landlord reference.
- We have a decent landlord who is responsive and resolves things quickly.
- Unfortunately not allowed to have students within the tenancy. This is something the landlord has requested.

- Recently named one of the coolest neighbourhoods on Earth by Lonely Planet (seriously, Google it), Tooting is vibrant, eclectic and charming. As mentioned we are 2 minutes from Tooting Broadway tube station, Tooting High Street and the famous Tooting and Broadway Markets, with lots of great places to eat, and a short walk to Tooting Bec Common (aka Tooting Common) and the lido.

*About your housemate :)*

- You'll be joining a 27 year old project manager originally from Portugal. I like movies, theater, videogames and hiking. I'm looking for someone friendly, clean and considerate who would be up for socialising on occasion. Currently this flat feels like a home and I would like to keep the same dynamic if possible.

This is a LGBTQIA+ friendly, disability friendly (the flat stairs are less so), neurodivergent friendly and just all round inclusive. Can't wait to meet you!
