Double Bedroom with Study in Sociable House

I am looking for someone to take over my double room in a 3-bed house near Tooting Broadway. I am unfortunately having to move out due to family responsibilities.

The house is down a quiet u-bend road with little traffic. It's a 7 minute walk from Tooting Broadway tube station (Northern line), 5 minutes from Tooting and Broadway Markets, 3 minutes from Lidl and other nearby shops. A car parking permit can be purchased from the council for street parking.

The tenancy includes:
- Double bedroom (furnished with double bed, wardrobe, and blackout curtains)
- Separate study to WFH (shared with one other housemate)
- Use of all communal spaces in the house (kitchen/diner, living room, garden, bathroom, toilet).

You will be sharing with two people:
- Theo, current housemate, 28 y/o male, who I have lived with for around three years now. He is sociable and respectful, is a keen rugby fan (we love watching the Six Nations at the Kings Head), and works in a professional accountancy role near to Baker Street.
- New housemate, 26 y/o female, who has just joined the house!

We're hoping to find someone to fit the existing sociable dynamic of the house that beats just saying ‘hi’ in the kitchen. Ideally hoping for someone who is up for drinks, meals, and days out exploring Tooting and the rest of London!

The room is available from immediately, so I can be very flexible with move-in date.

The contract on the property ends on 31st October 2025 with the option to extend.

Bills average £60-£100 pp/pcm.

The landlord will require a reference check to be performed.
