Location:
The location is hard to beat. 2 minutes from Tooting High Street and 1 minute from Tooting Market and Broadway Market. 5 minutes on foot to Lidl, Sainsbury's, M&S, Primark and most other major stores. Also 5 minutes from St George's NHS Trust — ideal if you work in healthcare and want an easy commute without sacrificing quick access into central London.

Transport:
Speaking of which — Tooting Broadway station (Northern line) is a 5-minute walk, getting you to Bank in around 20 minutes and Moorgate in 25. The Overground at Tooting is 15 minutes on foot, buses are 2 minutes away on the High Street, and there's plenty of Lime bike access nearby too.

Flatmates:
You'd be sharing with 2 young professional males — both city workers who also work from home. Football, rugby and pub fans, but genuinely some of the most easy-going, considerate and down-to-earth guys you could hope to live with. The house is relaxed, social without being chaotic, and surprisingly quiet given how central it is.

The house:
The house has a large, bright kitchen fitted with skylights, a gas hob and oven, and all cookware, utensils and crockery shared — no need to bring your own. There's a spacious, quiet shared living room, plenty of storage throughout, a washer and dryer, and underfloor heating in the bathroom. The house is well-insulated with efficient radiators, keeping it warm in winter without running up huge bills.

Bills:
Bills are not included but estimated at £60–£80/month in summer and £80–£100/month in winter, covering electricity, gas, water, council tax and WiFi.

Deposit: £1,355. Admin fee for the name change on the tenancy agreement is split equally between the incoming and outgoing tenant.
