Double Room in Sociable 4 Bed House with Garden

We have a lovely double room available in our friendly 4 bedroom house, just a 10 minute walk from Tooting Broadway station. The house has a separate living room, garden and plenty of storage, and is in a great location near Tooting High Street and the markets.

Our current housemate is moving in with her partner and whilst we’re sad to see her go, we’re now looking for a friendly and sociable person to join our home from around the end of September 2026, with flexibility on the exact date!

The rent is £698 per month, and utilities are usually £90–100 depending on the season (gas, electric, council tax, broadband, water and a kitty for house bits included).

The Room
The room is at the back of the house and comes with some shelves and a built in concealed double clothing rail. The room does come unfurnished but the furniture in the room is available to be purchased from our outgoing housemate, as she is not taking it with her. All furniture was purchased new 2 years ago and she is happy to negotiate!

The House
4 bedrooms across 3 floors, a separate kitchen, living room, downstairs toilet, bathroom, a large basement for storage, and a garden. We’re on a residential street with permit parking and a coffee shop, café, chippy and corner shop nearby.

The Household
You’ll be living with Sian, Georgia and Lucy. We have lived here between 1–5 years. We get on well and do spend time together often but also have our own lives. We work in legal and hospitality.

We occasionally cook together, watch something in the living room, or head to the pub or common nearby, but everyone also has their own routines and space.

House standards:
We’re really big on everyone contributing to keeping the house clean and comfortable. We don’t have a cleaning rota, but we each take turns giving one communal area a proper clean about once a month. Day to day, we all clean up after ourselves, take bins out when needed, and generally stay on top of things. We don’t want to sound intense but want our new housemate to contribute in the same way - it just works well for us and keeps the house feeling like a nice home without the need for a rota!

We’re definitely more of a home than a crash pad. Ideally you’re in your mid-20s to early-30s, working professional, friendly, and happy to treat the house as a home rather than just somewhere to sleep.

We’re an LGBTQ+ friendly house. Reference checks will be completed by the letting agency before moving in. Please note that we are unable to sublet any of the rooms in the house at any point due to our contract.
