Greetings & salutations,

We have a super sunny garden house to share with you! We are two female professionals in our 30s & we have two female cats in their 3s. The house is undergoing a massive refit so the pictures don't do it justice, but it will be finished before we take it on - from the last week of September (though we can try to adjust the date by a few days for the right person). The two of us would physically move around the 27th/28th, but we will have paid for the house and have access to it form the 24th.

It'll be £800pp rent alone & the bills are not yet finalised but an estimate of £100-£150pp. So on average likely about £925 in total, though upon signing the tenancy we'll have to pay about £1,100 upfront to cover rent for whole of October, as well as the last week of September, assuming we stick to 24th. A 5 week security deposit of £922pp would be asked at that stage too. For the referencing, you'd just need proof of income of minimum £24k, or you can use a UK homeowner as a guarantor instead. And while we are signing a year-long lease, you're free to depart earlier on at any stage & we'll find somebody else to take over your place on the lease & ofc pass the deposit to you, so shorter terms are okay!

Common areas will be fully furnished with all accessories/kitchenware as well. The room for rent comes empty, but we can provide a temporary or even permanent bed & desk for started to help you out! And best of all, everything will be 'new new' - ergo literally clean and easy to keep so, as well as the epitome of a figurative clean slate. Sooo it'll be a lovely fresh start & we hope to share it with a lovely fresh human! 🫰

We're quite good at coexisting peacefully - we've both had our fair share of good & not-so-good past sharing experiences, and have been living in different countries & households for over a decade now, so we've learned how to do it right! We're both organized & tidy, we tend to clean up after ourselves in the common areas as we go & leave things as we find them, so the next person who goes in doesn't have to deal with anybody else's mess. We pull our weight in making sure the place is well looked after & we're considerate in dividing things equally. We get along very well & are always happy to spend some time together. But we do give each other space to breathe & there is absolutely no pressure to have to entertain each other at all times. We're just looking for someone genuine & respectful who can get along with us four..🤞

The cats are both female, neutered, vaccinated etc. They're fairly well behaved and house trained. My friend never lived with cats previously either, but can vouch for the fact that it's not been disruptive or hard to get used to. And for an animal lover I'm hoping they'll actually be a benefit?

--- TL; DR description ahead, if interested/curious about 🏡layout ---

There is a huge double parking space at the front of the house and access to the garden through the side, as it's semi-detached. The layout starts at the front door opening into a small corridor with a wc/shower room on the right; stairs to the first floor on the left (with storage underneath) & the door to the living room area straight ahead. It's an open plan living room/kitchen, fairly large and easily the size of two reception rooms into one. Incredibly bright, which is a rarity in this country - windows on both sides (and even in the hallway over the stairs), as well as glass doors opening into the garden (and a separate door to it from the kitchen). The garden is vertical to the house, so you get a beautiful wide view with high trees ahead (providing a free apple supply!) & no obstructions. Very private, very secluded, very bright, very green, very cute, very demure. 👌

Three bedrooms upstairs. Your bedroom is facing the front street and is roughly about 2.5x2.8m, but it certainly can fit a double bed, as well as a desk & some storage. And if you'd opt for a single bed, there will be a decent amount of free floor space as well. In any case, you're free to take to the walls for extra floating shelves if you wish, plus we have space under the stairs & the furniture we're getting in the living room is mostly for practicality, so we each get a bit of storage.

House is not carpeted anywhere except for the stairs (in the future; for noise reduction). There's new laminate, skirting, railing, outlets all across. Kitchen and bathroom have new tiling, backsplash, faucets, pipes. Windows are double glazed & blinds/curtains will be added. Walls are freshly painted and common areas have built in ceiling lights. There will be central gas/electric supply & a Gig1 fibre broadband. There's a brand new washing machine, oven & hobs, and a large fridge. Plus, we come with our own microwave, toaster, kettle etc.
