We have a freshly refurbished, super sunny, large garden house to share with you! We are two female professionals in our 30s & we have two female cats in their 3s. We've just started renting this house and it had a full refit prior to our move (very deep structural works that we got to withness first hand), so 'everything' is new - pavement at front, laminate all across, skirting, tiles, backsplash, kitchen tops, stairs carpet, doors, faucets, shower, washing machine, oven & hob are all brand new. Freshly painted all across. Ergo, literally clean & easy to keep so, as well as the epitome of a figurative clean slate. We hope it'll be a lovely fresh start & we hope to share it with a lovely fresh human!
We're located in a very peaceful neighbourhood, with beautiful Bruce Grove castle, cemetery, park, playgrounds & tennis/basketball courts literally across the street from us. Meanwhile, busy Tottenham is only a 10min walk away and you can find all the nessessities, as well as the stadium, sports centre & gym/library there. White Hart Lane overground station takes you directly to Liverpool Street in 25min, or it brings you to the Victoria Line at Seven Sisters in only 5min which gives you a straight connection to King's Cross in half hour. Otherwise, a short 10min bus ride takes you to WoodGreen tube station and the Picadilly line. Day & night time busses around the corner take you straight to London Bridge, so there are plenty of travel options and you'll be anywhere in central in 40min to an hour max.
It's a two storey, semi-detached house, with a private double parking space at the front. Douvle glazed windows, central gas heating and hot water, 1gb fibre broadband. Shared wc/shower room on the ground floor, stairs to the first floor with storage underneath & three bedrooms upstairs. An open plan living room/kitchen - quite large and easily the size of two reception rooms into one. A rarely bright house all over - windows on both sides (and even in the hallway over the stairs), as well as glass doors opening into the garden (and a separate door to it from the kitchen). Very large garden with a beautiful wide view with high trees ahead (providing a free apple/walnut supply) & no obstructions in sight. Very private, very secluded, very bright, very green, very cute, very demure.. 🏡
Your bedroom is facing the front street and is roughly about 2.5x2.8m. It's possibly not the largest double out there, but that's more than made up with in what you get out of the rest of the house as a whole, both in terms of its large size and its mint condition. It cutrently has a double bed with storage underneath & a desk with a chair. You're free to add/remove things as you wish though. As it is, there is still enough room to add a wardrobe or chests of drawers. Alternatively, if you wish you could opt for a single bed instead which will open up a decent amount of floor space as well. In any case, you're free to take to the walls for extra floating shelves or some other smart storage, and we have storage in the shared spaces for shoes/coats/suitcases etc.
The rent alone is £800 & the bills can vary slightly but they are on average £150, so £950 in total per month. Agency also takes a 5 week security deposit of £923pp. For the referencing, you'd just need proof of income of minimum £24k, or you can use a UK homeowner as a guarantor instead if your income is lower or you're studying. Room is available from December 1st but we can try to be flexible for dates. The current lease is until October 2025, but we're assured we'll be able to keep renewing it as the landlord has just started renting out this property and plans to keep it that way, so it can be a long term home. You're also free to depart earlier on at any stage though, we'll just need to find somebody else to take over your place on the lease. The agency will arrange the release of your deposit and the change of names on the tenancy, so shorter terms are okay too.
Since we're the first tenants to live here post-refit and are keen on keeping the space clean and in a good condition. We're both organized & tidy, we tend to clean up after ourselves in the common areas as we go & leave things as we find them, so the next person who goes in doesn't have to deal with anybody else's mess. We pull our weight in making sure the place is well looked after & we're considerate in dividing things equally. We get along very well & are always happy to spend some time together. But we do give each other space to breathe & there is absolutely no pressure to have to entertain each other at all times. We're quite good at coexisting peacefully - we've both had our fair share of good & not-so-good past sharing experiences, and have been living in different countries & households for over a decade now, so we've learned how to do it right! We're just looking for someone genuine & respectful who can get along with us four..🤞
The cats are both female, neutered, vaccinated etc. They're fairly well behaved and house trained. My friend never lived with cats previously either, but can vouch for the fact that it's not been disruptive or hard to get used to. And for an animal lover I'm hoping they'll actually be a benefit?
